The Comparative Market Analysis (CMA) feature allows you to to create a report of comparable properties for your clients. This valuable tool can help you easily research and assess the appropriate rental value of a property in comparison to other rental properties currently on the market.

There are four steps to create a comparative market analysis of a property:

•	Create a Cover Page

•	Choose Comparison Properties

•	Perform Comparison

•

Review

Follow these steps to create a CMA document :

1.	On the Property Listings screen, highlight the row for the property listing for which you want to create a comparative market analysis document.

2.	Click Market Analysis .

3.	The Comparative Market Analysis screen is displayed:

4.	The screen displays the steps that you need to follow for creating a comparative market analysis document.

The following table briefly describes these steps:

Step	Allows you to...
1 Create Cover Page	Add the information for cover page of the document.
2 Choose Comparison Properties	Select properties for comparison from the property list.
3 Perform Comparison	Perform a comparison of a property with the selected properties and make adjustments (if needed) to property values based on differing attributes.
4 Review	Review the generated market analysis document. Save it and upload it on the Property Listing page.

5.	Specify the cover page details as outlined in the Create Cover Page section. Click Continue to move to the next step.

The page progresses to the second step Choose Comparison Properties.

At any point you can go back to the previous step by clicking the desired step number displayed at the top of the screen.

6.	After selecting comparison properties on the Choose Comparison Properties page, click Continue to move to the next step.

7.	You are navigated to the third step, the Perform Comparison screen where properties can be compared and values adjusting accordingly.

8.	Click Continue to move to the next step. The page progresses to the last step Review.
